I know that a lot of agents tout multifunctional spaces, and while those are very handy to have, I’ve found that sellers do better when they keep things more simple.
The thing is, every buyer wants something different. One buyer wants a space for movies and gaming. Another might be looking for a playroom for their kids. If you stage a multifunctional space, they’re less likely to let their imaginations run wild.
If you have a spare bedroom, for example, keep it as a bedroom, and keep it sparse. Let the buyer envision the office-slash-workout room of their dreams.
