There is no one simple formula used to precisely calculate the value of your home. When preparing a CMA (competitive market analysis) I look at many different data points.

Some are straight forward like the size of your home, usable space, age and condition.

Others take more experience and know-how like looking at neighborhood comps, how the local market is performing and economic indicators on where the market is headed.
